Leap Day, on February 29, has been a day of traditions, folklore and superstitions ever since Leap Years were first introduced by Julius Caesar over 2000 years ago.

Women Propose to Their Men
According to an old Irish legend, or possibly history, St Brigid struck a deal with St Patrick to allow women to propose to men – and not just the other way around – every four years.

This is believed to have been introduced to balance the traditional roles of men and women in a similar way to how leap day balances the calendar.

Gloves Hide Naked Ring Finger
In some places, leap day has been known as “Bachelors’ Day” for the same reason. A man was expected to pay a penalty, such as a gown or money, if he refused a marriage proposal from a woman on Leap Day.

In many European countries, especially in the upper classes of society, tradition dictates that any man who refuses a woman's proposal on February 29 has to buy her 12 pairs of gloves. The intention is that the woman can wear the gloves to hide the embarrassment of not having an engagement ring. During the middle ages there were laws governing this tradition.

Leap Day Babies World Record
People born on February 29 are all invited to join The Honor society of Leap Year Day Babies.

According to the Guinness Book of Records, there are Leap Day World Record Holders both of a family producing three consecutive generations born on February 29 and of the number of children born on February 29 in the same family.

Unlucky in Love
In Scotland, it used to be considered unlucky for someone to be born on leap day, just as Friday 13th is considered an unlucky day by many. Greeks consider it unlucky for couples to marry during a leap year, and especially on Leap Day.

St Oswald’s Day
Leap day is also St Oswald’s Day, named after the archbishop of York who died on February 29, 992. His memorial is celebrated on February 29 during leap years and on February 28 during common years.

Growing up in New Jersey, Mike Donnelly used to sketch log homes with mountains behind them and the sun coming up.

Decades later, the Florida landscaper and his wife, Mary, built a house in Colorado that fits that bill — except it faces the sunset.

The 6,000-plus-square-foot log home in Steamboat Springs boasts 5 bedrooms and 5 bathrooms, plus a detached guesthouse with a bedroom and loft — all with sweeping views of the Yampa Valley, beloved for its beauty and ski slopes.

It’s on the market for $4.95 million, and Donnelly is careful to explain that you can ski in, but not ski out. The home is a couple of blocks to the slope that leads to a gondola.

One of Donnelly’s favorite rooms is the octagonal “cocktail room” that sits at the corner of the house and has “such an awesome view, you could just hang there and have your coffee or morning devotions,” Donnelly said.

A second octagonal room sits off the master suite, and it’s dubbed the sunset room. There’s a second master suite on the upper level, beside a bar and pool room where the family and their guests also play cards and throw darts.

Donnelly says his porches are “the best in all of Steamboat Springs. I’m still in love with those views … I hear John Denver. ‘Rocky Mountain High’ plays in my head when I’m out on my porch just walking around.”

Twelve rock columns support the decks, matching the grand scale of the home’s giant logs. “Instead of the standard 12 or 16 inches, we did 18 to 24 inches, and it gives it such a strong-yet-pleasant look,” Donnelly said.

He’s proud of the landscaping, which includes boulder retaining walls and trees ranging from aspen to blue spruce to white pine and junipers.

Frank Lloyd Wright (born Frank Lincoln Wright, June 8, 1867 -- April 9, 1959) was an American architect, interior designer, writer and educator, who designed more than 1000 structures and completed 532 works. Wright believed in designing structures which were in harmony with humanity and its environment, a philosophy he called organic architecture. This philosophy was best exemplified by his design for Fallingwater (1935), which has been called "the best all-time work of American architecture".[1] Wright was a leader of the Prairie School movement of architecture and developed the concept of the Usonian home, his unique vision for urban planning in the United States.

Home appraisals tell you how much a home is worth, and a home inspection tells you why you might not want to buy it, regardless of price. Both processes have the capacity to derail home purchases. Low appraisals sometimes sink loan approvals and disastrous home inspection reports might cause buyers to rethink purchase offers.

Definitions
Home appraisals are estimates of the market value of a home made by professionals, according to guidelines established by the industry and state regulation. Home inspections are estimates of a home's condition based on an expert’s inspection of the mechanical systems and structure of the house. Some home inspectors have affiliations with professional associations; others are experienced contractors or builders.


Significance Appraisals
Appraisals are critical elements in home buying and refinancing. Lenders hesitate to fund more than 80 percent of the market value of a home. When buyers and sellers agree to a sales price on a home, lenders do not automatically agree to provide a mortgage based on that number. The lender bases the amount it is willing to lend on the appraisal, so when a home appraises for less than the purchase offer, the buyer must come up with the money to cover the difference. Sometimes, the seller agrees to sell the home for less money in order to save the sale, according to the Ginnie Mae website.


Significance of Home Inspections
Buyers base purchase offers on the assumption that the home is in good shape. Some home flaws are easy to discern, such as the state of carpeting or paint on walls. Other major issues, such as electrical wiring, plumbing systems and foundation stability require up-close physical inspection by a knowledgeable person to determine soundness. When inspections reveal items needing repair, buyers ask sellers to either repair the flaws or to credit them money back so that they can do the fixes themselves.


Effects
The effects of low appraisals or unsatisfactory inspection reports can be chilling on real estate transactions. Buyers and sellers base offers and acceptances on certain presuppositions, so finding out they are incorrect is unsettling. As unfortunate as both situations might be, qualified buyers and willing sellers often resolve impediments to a sale. Flexibility in negotiations is important, and setting priorities on both sides helps to keep emotions in check.


Considerations
Sometimes, a very low appraisal is a deal breaker. Buyers might balk at the idea of spending more than the home appraisal number. Sellers might refuse to lower the price or make any concessions. Likewise, a laundry list of physical flaws in a home inspection report might spook first-time buyers or those unwilling to deal with repairs. Sellers might not understand what all the fuss is, having lived with the flaws for years.
